Are you thinking about purchasing a vacation rental as an investment? Here are some tips and
tricks to help you navigate this awesome opportunity!
1. Purchase all white linens.
I like to keep the bedding, duvet, towels, and hand towels all white. This way, you can bleach
them after every use so you’re sure that your vacation rental is sparkling clean! I do keep a
bundle of dark grey washcloths available for makeup removal. Everything else gets a good
bleaching every time!
2. Purchase a George Foreman instead of a BBQ.
I know that people love to sit out on the porch and breath in the Montana air while BBQ ing but
this can be an insurance nightmare. One forgetful moment and you could have a major fire on
your hands. Plus, the maintenance and clean up of the indoor grills is fairly simple! You don’t
need to remember to fill the propane tank or scrape the grill after every guest. Just a quick
wipe down is all that is needed!
3. Purchase your shampoo, conditioner, and body wash in bulk and have it ready for your
guests.
There are soap dispensers on Amazon that are quick and easy to stick in all your bathrooms.
Load these dispensers with shampoo, conditioner, and body wash. Your guests will love it and
it’s an easy thing to do to go above and beyond expectations.
4. Purchase high quality mattress protectors.
This is subject is a little gross but you’re going to have many, many humans staying on your
mattresses in your very successful vacation rental. Protect those mattresses from all things
human! The best protectors completely seal up around your mattress and are made of a plastic
type material. To make the beds more cozy, you can purchase a comfy, washable mattress pad
to put over the protector. I’d wash the mattress pad very often and replace it quarterly. I’d
much rather replace a mattress pad then an entire mattress!
5. Keep kitchen items simple.
Things are going to get broken. That’s just part of the business. If you have plates and bowls
with a fancy pattern on them, they might be hard to replace down the road. This is another
spot where I would always stick with white. It’s clean and modern looking and each piece is
easily replaceable.
